 How to Buy Property
Below Market Value

If you had told me 10 years ago, that I would be purchasing property without using any of my own money, then I would have thought you were MAD !!

 

I now know better. Having read every book out there, looking for a way to buy Property Below Market Value in the UK seemed an impossible task. All the rules appeared to be different, and the laws, and the way the finance works.

 

But I now have a system in place that allows me to purchase as many properties as I like. Without putting any money in up front to fund the purchase.

But first, let me explain who I am.

My name is Daniel Latto, I live in Leeds with my partner Sarah and my wonderful daughter Isabelle. I was brought up with the usual "work hard, get a better job" mentality and I found it a real hard slog ! I always knew that I wanted to do my own thing, work for myself, and create my wealth that way. Property was the way forward for me ...

 

 

So, take a walk with me, I'm going to show you what I thought was impossible to achieve, Buying Property without using any money.

The traditional way of purchasing property in the UK was to save up for your deposit. Scrimp and save, not go out with your friends, and with the average age of the first time buyer now well into the 30's, it seems even more harder to get on the property ladder

But there is a way !

A way to build your own portfolio without the need of large amounts of capital. A way to buy property, and make cash upon completion.

A friend of mine said to me recently, "You know, you're the only person I know that when they feel a bit short of cash, goes and buys a property!"

What a compliment ! But its true, you can actually make money in your pocket from day one !

Imagine having a few thousand pounds going into your pocket on the day you complete on your property! It happens. One of my deals last month banked me £17,000 in cash upon completion ! Thats not all, you can do this as many times as you like !

The risks with investing in property, is that if interest rates go up, like they have recently, suddelny your mortgage is more than the rent ! Wouldn't it be nice to get round this by having a lump sum available to cover the mortgage should this happen? Thats what we'll be showing you !

Part time, Full time, its up to you. The beauty of this system, is that you can work when it suits you, even working around your existing job while you get up and running.

Children need looking after, thats fine, you can do this whenever you get the chance because you're not constrained with the usual 9 till 5 with our system.

We dont publish this system anywhere. Its not printed out, its not written down, and it could well be quite some time before it does. I read book after book trying to find a way to buy property with no money down, and its taken 10 years as a Property Investor to find out (finally!) how to do it.

Let me explain who I am, and how I got started in property. My Name is Daniel Latto, Im 35 and live in Leeds, West Yorkshire.

I left work around 5 years ago to focus on property full time which I still do today, but also own my own Letting Agency, The Think Tank Group, and a Furniture Packages company. Both of these companies help me manage my own growing property portfolio, and we help hundreds of other landlords with their properties too.

When I first started with my own buy to let portfolio, around 10 years ago, I was at a stage in my life where I knew I had to start investing in my future. I hated work, I hated my boss, I hated traffic jams, and I hated being late all the time. (I'm still late all the time, but it doesnt seem such a big issue these days). Although I went to University in Huddersfield (Polytechnics back then), I left after 6 months not knowing what to do with myself.

In fact it took until my late twenties to realise what I really wanted to do, and that was move into property on a full time basis.

Whilst I wouldnt style myself as a Property Guru, I have been called that on occassion (and probably many other things!). I come from a working class background that taught all about hard work, blah blah blah, I know, its boring isnt it.

So I went into property 10 years ago, and had to fund it using the traditional way of buying property, which is to save and get my 15% deposits together. I managed to grow my portfolio to a decent size, but the managmenr and administration was taking up all of my time, which is when I created my lettings agency.

But I knew that there had to be a way of buying property without using my own money, so I read book after book after book on the subject. All of them talked about purchasing property without any of their own money, but they where all overseas writers. The system works different overseas in Spain for example, than it does in the USA, and in the UK.

However, eventually stumbled on the way in which to do it, and using the methods I've discovered and put into practice, now means that I dont need any deposits at all, and can keep on buying property as and when the opportunity arises, often with lots of spare cash on completion.

So - Why would I share this information ?

There are a number of reasons actually.

- I'm a businessman and serial entreprenur through and through ! I cant help it, it must be in my blood (My father is self employed too). I've owned many businesses in the past, including IT (That one failed!), a Building Company (That one is going great guns at the moment!), a Lettings Agency (Offices in Leeds, Bradford and Manchester, with Birmingham opening soon), and a Furniture Company that provides buy to let Furniture for Landlords. This is another business like all the others.

- There's nothing like giving the information out to help other people discover for themselves how truly magical it is when a deal goes through, it can be a lifechanging event.

So you can see, that there are many reasons as to why I share this information, but mostly because I just love doing business, and having the complimentary businesses is fantastic as it simply removes the headache, for you, for me, everybody !

You wont find these properties in the local estate agent. Instead we teach you ways to get the properties to come to you. You dont have to check on the internet in the hope a good deal comes along, often they'll contact you directly. Most of us dont like Estate Agents, and you dont need to deal with them at all !
