Ok--so we know that we need to get going, weve read all the books (er … you have read all the books, right ??). You've watched all the property programmes (Million Ound property experiement--no comment needed on this one ( although I don't think I can resist it) - ok then … what a load of tosh … Lets buy a house, and spend a heck of a lot of money to do it up and sell it,and make 5, fantastic, what a great idea that is. Why do they always blame everyone but themselves when things don't work out as planned ? Anyway, rant over and back to building your portfolio. If you havent bought your first house yet, then why not. What are the issues stopping you from doing this? Listen, I believe that work is not sat in front of a keyboard, or even painting a wall (yes Im into refurbs, but I don't do it myself (if I can help it). I firmly believe that work takes place in the mind, how cool is that--I can take it everywhere I go as well, and I can switch it on and off at will, fantastic. But in the mind is where its at folks--now lets say youre having a problem raising cash to start you off--there is no one better qualified than you to come up with ideas and ways to get around the fact you have no cash. What about buying off plan with a gifted deposit--would that work ? (Where the developer gives you the deposit, and you repay it back when the property is completed, hopefully the

property has gone up in value which covers it, and you need to tell the mortgage company, otherwise its fraud). Or there must be something you can sell to get what you need, how about remortgaging your house, getting money off credit cards (I wouldn't do this, although I have in the past, but credit cards are evil, and should really be avoided at all costs--yes I still use them to get my Air Miles, and yes Im a hipocrite. I can live with that). What else can you do, how about a second job, or starting your own business. Look, no-one ever said it was going to be easy (unless of course you paid several thousand pounds to go on a seminar, where they probably do say its easy). Sacrifice is what its about, so get to it. Get that second job, stop smoking and drinking and save that cash--work out how much money you spend each month, and look at where you can save. Every penny helps. Is there any special property deals you can do possibly? Property is an amazing product--I bought a flat off plan a year ago--and its ready in two years--I bought at 74k, and now they're exchaning hands for 105k apparantly. Nice easy cash to get my hands on--but why should I if I don't need to right now? Is there any of those deals out there that you can do. I said that work takes place in the mind, so imagination then, is one of the tools of your trade. We got told to stop imagining at school, and we lose the habit

by the time we leave school, which is exactly when we need it most. So learn to use it again--learn to dream that things are possible, if you set your mind to it. There is more than one way to skin a cat (I have to whisper that, cos the cat sat on the couch next to me as I type this might be listening). Incidentally, Im hung over after our very first Think Tank Group Christmas do--folks, let me tell you that when you leave work and start doing stuff for yourself, you get to employ people you want to work with, do it, it's a hell of a lot of fun. Except I feel very ill. But the other benefit of having people work for you, is that you can help others accomplish their dreams as well. Its very fulfilling. Matshushita (er--Panasonic and one of the main people who Japan up and running to be the technology leader of the world, after the war) believed that a company is in business for two reasons. To build assets, and for the good of the community and his fellow man. Very noble stuff, but by 'eck it works. So then, we come to the conclusion that one way or another, we can get the money--it might take a while, and it might be hard work, but we can do it.
So whats next … ah yes … Fear ….--Page 3 folks ...
