Hi, and welcome to Aprils edition of Property Investor Monthly.

It seems to be getting harder to find the investment deals right now, especially with companies like Mortgage Express changing their rates (as the only BMV style mortgage company at the moment, it makes those deals even harder !)

If you don't know what BMV means, you can read our article in this months newsletter.

Property Networking in Leeds and Huddersfield

The first networking event is from 18:30 on Tuesday 8th April in "The Study" at The Living Room on Greek Street, Leeds.

Buying Below Market Value (BMV)
    PLUS ... Bridging Finance from just .4% !!
Below Market Value (BMV) refers to buying a property below the actual market price and putting zero cash into the deal. Sometimes these deals end up with cash back, and they all have positive cash flow each and every month.

We're busy doing quite a few of these deals ourselves at the moment, and everyone seems to be running training courses on these, so the competition is fierce, and when you find a BMV deal, you find that there are other people in on the deal too.

Still, there is still the traditional way to invest, and this is looking up, as long as you can get the mortgage deal to stack up. I'm happy to put money into a deal, if the deal is right, and by that I mean there is very good positive cash flow each and every month from this property. Don't turn down deals just because you have to put some money in!

Financing your BMV Deal.

We used to use Newcastle building society, who were actually very good, apart from the fact they charge 1.5% of the Bridging Amount (The bridge is what you use to buy the proeprty for cash, and then you remortgage it the same day with someone like Mortgage Express).

But we've since been using another company, and they do all of the conveyancing, and the bridging under one roof. The reason I mention this, is that we can now get a special rate of just .4% for the bridging finance, which makes some deals so much more attractive.
