Press Release - New Manchester Lettings Agency Office Opened

Its unusual for a company to be expanding in times of recession, but one company is doing just that and bucking the trend in credit crunch Britain with a New Lettings Agency office in Manchester.

The Think Tank Group Letting Agency was started just five years ago in Leeds, and since September last year, has added 15 regional offices throughout the UK including Manchester, Manchester, parts of London, the South East of Britain and now including our new Lettings Agency in Manchester.

Communication, Communication, Communication

The main reason for the growth is the pro-active way in which the company communicates with both its landlords and its tenants.  ‘Often, just getting a phone call back from Letting Agents in Manchester can be quite difficult.  All of our calls are logged, so we can see just how many times a client has phoned’ explains Daniel Latto, Director of The Think Tank Group.

It you can measure it, you can count it.
But you can’t measure everything that counts !

It’s a combination of a winning website, multiple uploads to all of the major property portals including Rightmove, a ‘can do’ attitude from both the Admin & Support team and most of all, from the local lettings negotiators on the ground in the local offices.

‘We recruit “frustrated landlords” for our lettings offices.  These are people who also own properties and have often been frustrated by their local letting agent, and want to improve the level of service that both landlords and tenants receive.  We find that its an unbeatable combination and helps the company grow, whilst ensuring we’re helping our fellow landlords.’ Continues Daniel.

The number of landlord recommendations we receive is fantastic, but that’s due our use of the latest technology to market their properties, and the number of tenants that hit our website and therefore help us to rent property quicker throughout the Manchester area.

‘Currently, there is an increase in the number of properties to let’, states Daniel Latto, ‘and this is due to the fact that the owners can not sell, and therefore become reluctant landlords.’

Competition is tough in this sector, due to an increase in Estate Agents getting in on the Lettings Game.  ‘The problem is that the learning curve for Estate Agents who have never done lettings before can be quite steep, and they tend to miss the important things like looking after their customers!’ says Daniel.

A change in the way people rent property

‘Before, tenants used to look in Manchester newspapers for a rental property, but now with the tenant usually being between 24 and 36 years old, they go online and can get lots of pictures, a great description, and even 360 degree virtual tours and movies on Youtube!  Times have definitely changed and so the only chance they get to look in a shop window is when they drive past it on the way to work.  When the tenant gets to work, we can actually see the increase in hits coming to the website, especially first thing on a Monday Morning or on a Friday lunchtime, or last thing before the leave work’.
